My trick: Right off the bat, I call the listing agent, whom I promptly make my new best friend. During our conversation, I’m completely transparent, revealing your unwavering desire for that beautiful Laguna Beach home. I assure the listing agent that I’ll do all the paperwork in detail and on time, and get all inspections underway early. I want that listing agent to fall in love with us, and to be confident this will be a silky smooth transaction.

2. Establish YOUR Credibility

Why should the seller believe you’re the best buyer? Because you’re buffing up your offer with high-potency proof.

My trick: I have requested of you, the buyer, to obtain a Pre-Approval letter from your lender --prior to making the offer. For the encore, I give the seller and listing agent your verification of the down payment, submitting it with your offer. This shows the seller where the money is coming from. The cash could be parked in your bank account, or locked in equities pending liquidation.  Even though you have 7 days or less to provide this document, I have you submit it as part of the purchase package presented to the seller.

3. Demonstrate Your Passion for the Property

Nothing conquers a seller like a truly committed buyer.  And nothing shouts commitment like:

My top secret trick: I ask you to write a compelling letter revealing everything you love about the seller’s home, and how much the beloved property moves you. I then give the letter to both the listing agent and seller.

4. Bonus Secret

This is the super-bonus secret of all my accumulated wisdom:

I have my clients select an irresistibly endearing picture of themselves and/or their family -- including their sweet darling of a dog. This heart-tugging touch rarely fails to melt away the last traces of seller resistance.
