If you're selling your Laguna Beach home, it's not just what you take with you. Realtor Hillary Caston explains why it's important to leave something behind for the new owners.

So, you’re selling your Laguna Beach home. Naturally, you know what to take from your Laguna Beach property. There are the family pets, furnishings, personal belongings, and with certain exceptions, the kids. But are you aware of what should be left for the owners to make them happy? Here’s a list applicable to the sale of any property, which of course, includes a Laguna Beach home. And be sure to stick around – I’ve saved the best for last!

Adieu, Appliances. Maybe you adore your stainless steel fridge or flawlessly dependable dishwasher. But if you agreed to leave your appliances behind, you’ve got to leave ‘em even if you love ‘em.

Unlock Some Kindness. Do you really need those keys to the shed, front door, or garage? Leave these for the new owners. Nobody wants to make mad dashes to the local locksmith for duplicate keys, especially when they’re dealing with a mountain of move-in matters.

Give Them an Opening. How convenient. The new owners have the automatic garage door that has served you so well. And they’d have a much easier time opening it if they also had the security code. Please, leave this vitally important info for them.

Create the Warranty Connection. Once the sale is signed, sealed, and delivered, all existing home warranties transfer to the new owners. Obviously, you’ll want to leave all pertinent warranty info at their disposal.

Offer Recommendations. Often, new owners are caught in a whirlwind of must-do’s. Ease their burden by leaving them a list of recommended services for gardening, pool maintenance, handypersons, and the all-important pizza delivery service.   

And Now for the Best!

Clean Up. New owners often look for flaws in a ‘pre-owned’ home. And flaws can lead to dissatisfaction, even lawsuits. So you definitely want to create the impression of brand-spanking-new. Like when you sit in a new automobile and enjoy that fresh ‘new car’ smell. It’s imperative to deploy a maid or cleaning service to get the place shining, and hire experts to get those carpets springtime fresh. A pristine appearance will draw attention away from scratches and dents, and refocus it on a home’s stunning beauty. As a topper, show how much you care by leaving a bottle of bubbly or box of candy. All of this equals happier buyers and fewer lawsuits.
