It’s all about pulling buyers inside with savvy staging. Done right, staging gets buyers to envision themselves settled inside, watching cable cinema and sipping a tasty cabernet. Home Office. You want your home office to be a clean, streamlined space that invites people inside to begin work. With that in mind, clear your desk of everything but a computer, pencil, and attractive vase with a rose. Then move the chair slightly away from the desk, turning it invitingly sideways. Books should be arranged in the 5-3 method on each shelf -- five books standing up, and three lying down, which creates the feeling of more shelf space. And make sure the books are of uniform height for a crisp, streamlined look.  

Bedroom Closet. “They’re never big enough,” women invariably complain about closets. To create the impression of clean, open space, remove all plastic covers from clothing and suspend your garments from new, identical felt hangers. Then arrange clothing by type and color – white blouses together in one group, blue jeans, together, etc. All clothing groups should be pressed together, creating the illusion of at least 2 feet of open space on each closet row.

The Naked Kitchen. Remove everything, including appliances, from countertops. The only thing that should be left on your counter is a stand containing a cookbook adorned with a beautiful cover photo of food, and a bowl filled with bright colorful fruit, such as apples. Then ‘anchor’ your kitchen with an attractive carpet that takes up about 75% of the floor. There’s no need to go dullsville here – the carpet can come to life with a fun, non-solid, colorful design.   

Yard.  A new doormat lying in front of a clean door goes a long way to attracting buyers. So do colorful flowers – planted everywhere possible. Be sure to pack them in tight. It’s a fact – the more flowers, the more you’ll likely get for your home. Perfect colors are red, yellow, and blue.

Garage. Yes, buyers will be poking their beaks in here, too. Problem is, garages typically are the landing strip for much of the mess excavated from your home. You’ll definitely want to store all of the clutter in those big, handy plastic bins. Also, make sure the garage is swept clean and hosed down to a sparkling shine. And if your AC or heater is in the garage, the unit should be well-cleaned and dusted -- even if it’s an older model.
